Our focus is urban infill, transit-connected neighborhoods and supply-constrained markets where complex entitlement and construction challenges create opportunity.

Northeast: Boston and Framingham

Our Massachusetts portfolio includes ground-up multifamily and transit-oriented development in Boston and adaptive reuse in Framingham. Hyde Park comprises 247 rental units; The Brookliner combines 108 rental units with ground-floor retail; 3200 Washington JP brings 76 units to Jamaica Plain. Bancroft Lofts combines adaptive reuse lofts and new construction on historic Farm Pond, near Framingham’s MBTA station.

Pittsburgh: Adaptive Reuse and New Construction

Brewers Block combines adaptive reuse and new construction at the intersection of Lawrenceville, Polish Hill and the Strip, delivering 377 rental units across three buildings. Downtown, The Commonwealth Building transforms the historic Commonwealth Trust Bank into 140 market-rate apartments in the Fourth Avenue Historic District. These projects demonstrate different approaches to residential development within established urban neighborhoods.

Chicago: Office-to-Residential Conversion

At 500 North Michigan Avenue on Chicago’s Magnificent Mile, Commonwealth is converting an office building into 320 residential units. Acquired and closed in August 2026, the project includes a 30-year tax abatement and historic tax credits. Gensler’s assessment found 86% overall compatibility for residential repurposing, supporting the building’s conversion potential.

Mid-Atlantic: A Supply-Constrained Investment Focus

The Mid-Atlantic is a stated target region in Commonwealth’s investment strategy. We focus on well-located assets, structural housing undersupply and complex zoning, using off-market sourcing and in-house construction to execute multifamily developments and office-to-residential conversions.
